All of this stems from Brewer Caldwell, again, no one returning my calls or emails, and not being fully informed about HOA when I moved into the property. I was held up for 4 hrs. my first day in AZ and in your property management office then rushed out into the wrong investment property. To then be placed into the correct rental property and charged more the following day. That in itself was rediculous, but you never heard me complain about that nor the other issues we have discussed concerning broken sprinklers, charges for dead plant material on my lawn caused by the broken sprinklers, two days my family went without water and having to come out of our own pockets to fix something that should have been fixed by Brewer Caldwell. Also, your emergency number not working for me to contact you and when I did contact Chris E. he said he would send someone out as I called his cell phone that day and your property management office was already closed. No one ever showed so I called again and left a message for Danny and, of course, never received a call. I had no other choice but to repair the broken piping myself. But I never complained about that until now. As you are wanting prompt rental payment, I am wanting prompt property management service and fair treatment. By the way, the piping is still leaking as I have a mini pool in the water regulator outside the rental property. No one has come to fix that as your crew has already seen the property. I have tried to call Danny, yet again, no response from him. All of these issues in itself warrant action by someone if not by me as I am the one being directly effected by them and Brewer Caldwell.

According to the property management lease with Brewer Caldwell, you will be responsible for all HOA fees whether you were told about them or not, simply because the fact you signed in your lease you would be responsible for all HOA violations, also stating that if a violation is received we have the right to send a Brewer Caldwell vendor out to fix the problem. So that should be out of the question. The only other rental charges received are late fees for July. Which total at $334.00 which $244 was credited back to you, leaving $90 of late charges. Also there are late fees from august which you said you bank credited you back for, there mistake not ours. So the only charges you should even be questioning is the $90 late fees. Which in actuality you should be responsible for the full $334. Is Brewer Caldwell correct?

In doing some recalculating, $990.42 of total Brewer Caldwell fees (includes all) minus your $244 and minus $180 credit from my financial institution leaves a total balance due to me of $566.42. I was mistaken in my earlier calculations. I have proof from my financial institution of the amount of $180 they paid me for late charges Brewer Caldwell charged me for their error. I will be resubmitting my claim to the AZ Attorney Generals office for the amount of $566.42.
Again, I have all documentation to prove my case, including the Brewer Caldwell lease that does not mention that my rent check would be held unless other fees were also paid. That notice came after my move into Via Camille, in which I also have proof. Actually, all rules for Real Estate Laws state you must take my rent as rent is rent and fees are separate. You might want to look that up. You were charging me fees from the beginning that did not belong on my account causing me to question my account. I was unable to contact anyone at Brewer Caldwell in your property management office causing me to pay only what I knew was correct and that was $859.00 for my monthly rental fees. Due to the neglegance of Brewer Caldwell, I was over charged and that is against the law.
I will be awaiting my credit of $566.42. All copies of correspondence are being forwarded as further proof.

Just a note of Thanks to Brewer Caldwell. For three weeks I have been trying to reach the rental property management maintenance department to no avail. On the first call I was told that someone would call me the next day before 10:00am it never happened. On today I called and spoke with Mr. Damon Stratton who took immediate action. My problem was addressed. I want to say thanks for having an efficient person who is capable of showing excellent customer care. I appreciate the professionalism of Mr. Stratton at Brewer Caldwell in helping me resolve a nagging maintenance issue.

Thank you so much for your time and attention. All the HOA fees have been taken care of and my account has been set right. I will gladly reffer anyone who has a rental property to Brewer Caldwell as you are a great company to work with.

This email is just to inform you of the awesome job your Brewer Caldwell employee Amanda Frank has done.
I have purchased 2 investment rental properties through Brewer Caldwell, one in Gilbert and now another investment condo in Phoenix. I initially received an email from Amanda introducing herself as my rental property closing coordinator for my investment house in Gilbert. I have come accross a few problems with both investment transactions, and I’ve contacted Amanda myself trying to figure out where to go next and what needed to be done. Not only I would get an immediate response from her but her response would include copies of the emails she had already sent to the people in Brewer Caldwell that are in charge asking them to take care of whatever the problem at the time was. I have bothered her several times since then, with investment questions about different property maneagement issues. Every time she has not only responded quickly, but things were taken care of.
I will sign Brewer Caldwell Property Management on both properties with you, and part of the reason is knowing that there is at least one person in your company I can come to and get answers. I do hope that the person assigned to renting my unit and managing it is as prompt, dilligent, professional and caring as she is.

Heidi- Just wanted to drop Brewer Caldwell a quick line and update you. We are making excellent progress on your investment rental property. However, we have not at this point cleared the pool completely. The tenants are very pleased with the service they have received from Brewer Caldwell and are waiting patiently for the pool to clear. We are only a couple days away at this point. I communicate with the tenants on an almost daily basis, I will let you know if they express any property management concerns I think you should hear about. In the meantime, it is only a matter of waiting until the pool clears. Let me know if you have any questions.

Thanks for the property management lease info. As for the gift card, the Westcor website requires that I enter my social security number in order to purchase the card. I’m not at all comfortable with doing that, so is there another way that I can get $100 over to the new rental tenant? Can I write a check to Brewer Caldwell and then Brewer Caldwell property management can then pay the $100 to the tenant (using Brewer Caldwell check stock)? I don’t want my name disclosed to her in any case. Please advise. Sorry to make this so complicated. Thanks again for helping me get a new rental tenant — this is great news!
This is not at all complicated and I understand that you don’t want your name disclosed. Would you want to give the tenants a $100 credit on their rent in lieu of the gift card? What are your thoughts? Yes, a $100 credit on their rent check would be easiest for me personally.

I wanted to give Brewer Caldwell an update on the status of Daphne’s investment rental property… I spoke with Jon the LO and he said although he has all the docs ready, he will not send out the docs until another rental property has funded and recorded. FYI… All investment parties have signed the docs for the other investment loan and lender is currently funding. I asked him to check and see if he can get an exception yesterday morning. And John agreed to get back with Brewer Caldwell with an answer by close of business yesterday. As of a few minutes ago he still had not got in contact with anyone.
I requested Brewer Caldwell try again and update me ASAP. If we can get the docs right away we can have all parties sign as per the investment property purchase contract time frames. Do you have any ideas on how to expedite this process? Can you please let me know if you can get the exception today? I am confidant we can expedite the process with minimal effort if we work together. Please inform Daphne she will have to make a house payment in 30 days as apposed to 45 days by not getting her loan taken care of on schedule. Also with the fourth of July this may push further than necessary; As nothing will wire, fund, or record on the forth. Please let me know how I can help. Meeting our deadlines is very important to Brewer Caldwell as a company. I am here to help.

A note of commendation…
I just wanted you to know how pleased I am with Brewer Caldwell service as regards to a rental investment property I own in Avondale. Damon informed me that the investment property needed a new dock. After I faxed the approval, Damon personally followed up by contacting me to get payment to ensure that work could get started as soon as possible. After the work was finished Damon was persistent in seeing to it that I received pictures so that I could view the completed project Brewer Caldwell performed. At all times Damon was very courteous and answered my questions very respectfully. Furthermore, whenever I left a message for Damon, he responded promptly either by email or a phone call. Since we live so far away, it is comforting to know that I can rely on someone to take care of things there expeditiously.
I have been planning to write this note for sometime, but I have been very busy. It is very late, but I decided that I could not let another day go by without informing you of my satisfaction with Damon’s service. I sincerely think Brewer Caldwell should be commended for a job well done.

I spoke with the Brewer Caldwell tenant in this property and she was very pleased with your professionalism when you performed her move-in inspection. I have been meaning to thank you for handling the move-ins so well, I haven’t had a single callback after I have sent tenant information to Brewer Caldwell, which is huge. I used to do these investment property inspections myself, so I know that sometimes it may seem that your work associates don’t know what kind of job you are doing, good or bad, but rest assured everyone in maintenance knows that you are taking care of issues and providing excellent customer service. You are a real asset to our company as well as our tenants- your inspections ensure that deposit funds will be allocated correctly. Thanks again Brewer Caldwell.

I am responding to the letter i have received recently that has asked my opinion concerningBrewer Caldwell as a whole. As you may remember we had some complications in the beginning, but haven’t had a problem since. I would say that Brewer Caldwell has provided us with a pretty good service. There is one thing that i am concerned about. We signed up for renters insurance, but never received the form in the mail that was supposed to arrive a few weeks after signing the lease back in October. Please send information on how we can set that up.

I am renting a home from Brewer Caldwell @ 441 South Maple in Mesa. Earlier this year I had put in a request for window screens that have been missing since I moved in. Someone came out and took an estimate and I have not heard anything since then. I am just following-up on when the screens would be available.

Here is a copy of our typical Property Management Form with a Brewer Caldwell purchase. All transferred investment properties will be 10% contracts if I am not mistaken.
I love to work with Kyle at Brewer Caldwell… let me sum it up in a word “Amazing” he is brilliant to say the least and so on his “A” game all the time. I highly recommend working with him. His e-mail is attached. I think that is the best way to get a hold of him… let him know I referred you.

Kyle,I need to get an update on the status of my account at Brewer Caldwell. I faxed two HOA violations to your office recently. I also called your asst. If no payments have been made this month what is the next step?

We did receive the HOA violations and have informed the tenants. Also, they have paid everything for May and June. They were late on the May payment but have paid. You can see this reflected on your owners’ portal if you look at June 2006. Also I have attached our policy from Brewer Caldwell in regards to HOA violations.

He dealt with Danny on a mailbox issue, he has been trying to get it resolved since last week and he has had no luck in getting it done. Everyone has a different excuse, nothing has happened. He talked to Danny yesterday, and he worked on it, and got it taken care of for him. He just wanted to tell you that he did a really good job. I just wanted to let you know the maintenance guy from Brewer Caldwell, Heath, that came to our house to repair our blind, he was great, not only did he do a great job but he was not in a hurry to get out of there. He took the time to fix the blind, answer our questions, and asked if we needed anything else. Its always comforting, when you let someone into you home to feel safe. And Heath was very knowledgeable and fun to have come to fix our issue, its always nice to have someone with a sense humor. I just wanted to let you know because people never take the time to write about the good things people do.

I have been getting a ton of questions from agents regarding lease times on our listings. Please refer to the email you sent me last week with a list of the homes that I have from you and add the lease expiration dates so that the tenants are no longer bothered with that question. I received a call from Megan (the Larkspur tenant) who asked me to disclose that in the listing as she no longer wanted to be asked that of other agents. I will be happy to do that for all of them as we instruct the tenants on the first visit to their home to NOT give out any information to agents.
I will need that from you ASAP please. As always, thank you for your excellent service! Brewer Caldwell is very fortunate to have someone like you on staff to protect the interest of their business by placing your tenants in a new home. This is why I will always recommend you to anyone needing a rental.
The 4 plex in Mesa should be completed in the short sale process and close in October. I have already arranged that you represent my buyer as the Property Manager. I will also be listing another 4 plex in the same subdivision (not far from your office) You will get that business as well.
Please let your bosses know how happy I am with you. I work with a lot of property managers at Brewer Caldwell, and you are the best!

My plan from the beginning has been to get a house with you guys, go two months and see how the entire process goes, and then do some more. I can tell you that so far, up to this point, Brewer Caldwell has done a GREAT job. And I mean that YOU have done a great job. I never felt like you dropped the ball at any point, and that’s pretty rare.
Tom has been great, you have been great, and we’ll have to wait and see how Damon does. I can tell you that if everything continues to go like this that future investments with Brewer Caldwell will not be a problem!

As for the house…I’m still interested, but I’m holding off until I at least get there. I’m also dealing with a realtor, since I might be able to buy, so if possible, I might go ahead and take that route. Bottom line, yes, you can put the house back on the market. I didn’t realize you had taken it off since you had told me that you would take it off once I sent you the email of the money order. I’m sorry about that.
