Brewer Caldwell received your fax. Congrats on selling the house. I will use the fax as your 30-day written notice of cancellation. The collection agency that I refer my owners to is called Rapid Collection Systems and the phone number is 602-279-3666. I have attached the tenant’s ledger that shows what they owe.

1 ) re: the tenant sheet, is to confirm that they owe me almost $5k. I did not think it would be that much, and want to understand the rationel?
2) Looks like i have a postive credit on account. I am assuming i will be getting some kind of refund after management fees have been subtracted from that credit.

The Brewer Caldwell tenant owes you what is on the ledger. The tenants are charged for past due rent, late and legal fees, as well as the costs associated with the rehab work. Yes, you will be receiving a check once the account is completely closed out.

I only wish I’d been in a position to keep the house, as you, in particular, have been responsive to my requests, including being quick to rectify gliches related to the final repairs for sale. I spoke with the Brewer Caldwell Accounting Department and the bank is still processing your direct deposit paperwork from the last few batches we sent over. I apologize that it has taken this long for us to process it. You will receive your September rent by Direct Deposit. If there is anything else you need please let Brewer Caldwell know.
We are getting a bit frustrated with the on-line services from Brewer Caldwell, and hope that your company finds a way to rectify them shortly. As promised from your August email, our September rent was supposed to be auto-deposited for us. As you are probably aware, that did not happen! We checked this evening to see if our rent for October had been auto-deposited and found that part of your website is not functioning at all. In particular, we cannot log into the owner portal. Please let Brewer Caldwell know when these issues have been resolved.

This owner can not get into their Brewer Caldwell owner portal. Will you research and fix this issue please. George, I wanted to follow-up with you and make sure these issues were resolved for you regarding the online statement. I tested your login with the information provided (below) and verified it’s functioning correctly. Login with userid: Brewer Caldwell. I also saw the the rent had been auto-deposited for October on your online statement. Please let me know if there are still any pending issues with your online access. I am the owner of a Brewer Caldwell property management property.
I would like to show my appreciation for the help I have received from Brewer Caldwell. Both Damon and Chris Goodman have been helping me get my apartment back to good order so I can get a tenant in as soon as possible.Damon was kind enough to send me a bid for the work that needs to be done in order to show the property. I was taken back by the price and asked Damon to get another bid. He told me he has been working with this company for a while and that they do very good work. I asked him to please ask the owner to rebid the repair work. Although Damon and I have never met in person at Brewer Caldwell, he was very polite on the phone and very helpful in getting the bid lowered to a more reasonable price.

I would like to pay our Brewer Caldwell rent via debit card. Can I email you over my card information? You will not need to send me a receipt your return email after the charge is run will be a receipt. Is this ok? I can not receive debit payment unless you come into our office to enter your pin information. Brewer Caldwell does accept Credit Cards over the phone. If payment is over a thousand $, processing fee is $20. If under a thousand $, you would than pay $15. for processing fee. I have left Brewer Caldwell messages and also sent over the info via email (Deborah) who stated she could run the payment since it is a visa but the charge has not gone through and today is the 3rd. I just do not want any late fees on my account to be added. If Brewer Caldwell could please advise that the account will be credited today I would greatly appreciate it. I understand that you are busy but I have been trying to get through on the phone for 2 days and also via email to have the payment made. Is there possibly a way to pay Brewer Caldwell online? Here is our information again

The lender has that as a prior to doc condition from Brewer Caldwell. I just spoke with the escrow company doing the sale and she has verbal confirmation that the sale of the 12 unit has funded. She will be sending me a letter stating the loan has funded and is due to record once she receives the funding figures. I will send that to the bank tomorrow to see if we can get that exception and have docs out ASAP.
I just spoke with the underwriter. The file is behind four others in line with Brewer Caldwell to have the PTD conditions signed off. We may have docs ready today, definitely tomorrow for them to sign. Once again, I apologize for not meeting the exact close date but unfortuneately my hands were tied on this one. We are close to finishing this one.

Docs are in line at Brewer Caldwell to be drawn… docs need signing off and they won’t get them signed off on in time to close this month. This will push. This is the one I have cced you on previously. No huge surprise; the real estate sales agent will get this taken care of next week. This is a small fraction of the e-mails I have sent out and calls I have made. Feel free to take a look if you would like more details. I have been following up multiple times daily. LO has requested verbally/informally for an extension for the last few weeks. I worked to get the things he needed and problem solved with Brewer Caldwell but we missed the mark.
I will vouge for Amanda at Brewer Caldwell and the hard work she has done on this file. She has kept in touch and has always been very easy to get a hold of. There were a few hold ups in regards to the buyers credit report that we had to clear in order for this loan to work as an investment property. We will have docs out very soon. It will close early next week.
