Hi Brewer Caldwell - Just wanted to let you know that we stopped by our property last Saturday and spoke with both Marla and her daughter for just a bit. We just looked at the bottom floor (living room and kitchen) and saw that it was all being kept up pretty well. I have heard so many horror stories with landlords and tenants. My wife and I were both impressed with the condition that the townhome was in and are very comfortable with having them as tenants with Brewer Caldwell.
We were happy to meet with them and they were also happy to meet with us. I am really glad we had the opportunity to do so. I also want to thank you for taking care of them - Marla told me that they were very happy with you and that when something needed repairing you were right on it. I appreciate that very much. I hope you had a very happy day there at Brewer Caldwell.

Jennifer Lowe at Brewer Caldwell just called to specifically thank us for the way that we handled her situation. Even though she wasn’t able to pay on time, she said, “Karen never made me feel like ‘how dare you not pay us?’ She actually tried to help me think of ways to get the rent paid to avoid the 5-day from Brewer Caldwell.”
Karen, that’s incredible. I can’t tell you how good that made me feel! That’s EXACTLY how each and every one of our tenants should feel about the way they’re treated. You exemplify what we want everyone to do! Consider this email another great Brewer Caldwell customer service letter!

I spoke with Paul from Brewer Caldwell on the phone.
He’s done a fantastic job of dealing with the situation, so I haven’t had to take any further action.
My understanding is that the flood has receded, possibly indicating that the neighbor made the necessary repairs. If for any reason Brewer Caldwell hasn’t handled it, and the flood water returns, Paul says that everything’s in order to take action against the neighbor.

Have you received any response on Paul on the list of questions? He has better knowledge of what transpired and I will follow up with Brewer Caldwell.

I wanted to consolidate all of my unanswered questions to Brewer Caldwell into one email. I need this information ASAP in order to continue taking action on this matter:
1. The name of my tenants (could you also please send me a copy of their lease agreement?). I need their names so the attorney can verify that there’s no conflict of interest in speaking with me.
2. Who did the mosquito treatment? The neighbors or my tenants?
3. If it was my tenants, did they do it because they saw mosquitoes?
4. What did the contractor say about setting up drainage?
5. Are we absolutely certain that this problem is originating next door? Is there obvious visible evidence?
6. Is the person from Brewer Caldwell living next door the owner, or a tenant?
7. On what date did they say they refused to order any repairs?
8. When did this leak begin? Or when did the tenants notice the flooding?
9. Do you have the phone number for the police department I should call?
In addition to filing a police report and speaking with an attorney, I’ll be contacting the claims department of Brewer Lloyd insurance, and I’ll be speaking to the HOA. I looked over the HOA CC&Rs, and saw several rules that would apply to this situation. I’m surprised they claimed they had no jurisdiction here.
I think I already mentioned that, although they don’t have any jurisdiction until the water reaches the street, or until there are mosquitoes, the City of Mesa will also be sending the owner a letter. It occurred to me that if we had drainage installed, and it drains to the street, then Brewer Caldwell would then get involved – but would they come after the neighbor, or me?!!

Jared, can you please tell Brewer Caldwell if my tennants have paid for October yet? Yes, your tenants paid October’s rent and I show that a check was sent to you on the 10th of October. Did you receive the check? nope–no check. What was the dollar amount? I thought I set my account up for wiring? Why are checks still being sent when Brewer Caldwell sent in all my bank information a couple months ago? What do we do now???? Can you please check with accounting to see if the check cleared. If it’s still outstanding, please send another check ASAP and put a stop payment on the other one. It definitely should have been here by now.
The accounting department at Brewer Caldwell got in touch with the bank and the bank says that the check that was sent out on October 10th in the amount of $736.50 has been cashed. Please check your records again to verify that you did not cash the check. I have requested a copy of the check from the bank with the endorsement of whoever cashed the check.

Brewer Caldwell accounting also fixed the problem with the direct deposit so you can expect direct deposits in the future. Jared, I don’t remember depositing a check for that amount. I checked my account online and I don’t have any deposits close to that amount for October. Either they are small deposits or my payroll deposit. Needless to say, I’m a little worried. Please forward Brewer Caldwell a copy of that cleared check once you receive it.
It looks like Brewer Caldwell made a mistake and the check never went out. The check that was supposed to have gone out to you for your address actually went out to a different property owner for their respective property. The other owner received the correct check, but because of a simple printer jam Brewer Caldwell had the check number that was supposed to have been printed to you go out to the other owner. Accounting has cut a new check and it went out in the mail today. You can expect November’s rent to be direct deposited into your account. Sorry for the confusion.
That’s ok. It’s just testament to how my life has been going the past couple weeks. Thank you for researching this and keeping me in the loop. I appreciate you help. Great customer service from Brewer Caldwell. Thanks again!

The current Brewer Caldwell tenants lease expires at the end of November. They have been sent a lease renewal and are still deciding if they want to renew. If they don’t renew they have the option of going month to month or they will have to give us a 30 day written notice that they plan to vacate at which time Brewer Caldwell would place back on the rental market.
Brewer Caldwell never received our rent payment this month - can you please check to ensure the tenant paid in full and that it is on its way? Below is a copy of your BC online statement. Did you not receive a payment for 09/29? Is the client liable for paying the eviction cost of $105 that we incurred on their behalf? I believe this is something they are going to have to pay.

The Brewer Caldwell tenant has been charged and did pay. If the tenant is not paying rent they are not going to be upfront about paying for the attorney on the eviction. When an eviction is initiated the owner and the tenant are both charged. The attorney is paid out of the owners account and then the owner is reimbursed by the tenant. I don’t know why the invoice did not hit your account until later because this took place in July. Below is a copy of your statement including July. You were basically reimbursed by the tenant with you $2360.00 owner draw prior to your Brewer Caldwell account being charged. The tenant also submitted a 30 day notice.
Thanks for the update. What date will the tenant be out, and do you guys have the advertising already started for the property? How is the rental marketing in Gilbert these days? Are there many units through Brewer Caldwell available at the moment? You can view the property being advertised at ahouseisbetter.com. The market is good in Gilbert. I wouldn’t be concerned about it getting rented soon. According to our web site it has already been viewed 665 times. Also, the tenants of Brewer Caldwell are still in the home and will be moving out the end of this month.

Just so you know, we have never had any bad experiences with you guys, and really like the service we are getting. We think you guys, and especially you, are the most proactive guys we have worked with at Brewer Caldwell.

Your arizona rental check should be cashed Brewer Caldwell soon; I’ve been on top of it. There will be NO rental late fees this month. The reason cashing your rental check took so long is because accounting was just doing what they are suppose to and not except partial payment on the amount owed. After I spoke to them and let them know that HOA fine is not going to be paid this month, and hopefully appealed next month. Then they have to go back through and pull your check out and cash your rental check. I talked to Brewer Caldwell today and they are processing your rental right now. I sent the arizona landscapers out there as I always do when an HOA violation with a fine is received. They took pictures of your rental property yard which will help with the appeal of the violation. We can prove there are and were no weeds in your yard so the fine should be waived. When you say “I KNEW for a FACT that the charges on my account were invalid” that just isn’t so. We gave you $244 dollar break on late fee’s that were rightfully yours for not paying the water bill that you later found out you were responsible for. Do you have a ledger of your Brewer Caldwell account? I would like for you to go through it and send it to me, showing me what you feel you are not responsible for. If I were in your shoes I would want to be treated fairly and as far as I am concerned I feel Brewer Caldwell has treated you fairly to this point. I have helped you with every issue you have brought to the table. I will help you with every issue you bring out also. That doesn’t mean I’m going to waive charges that you rightfully owe. Let me know exactly what charges were added unfairly and we will go over them and get squared away. I want you to be happy and feel Brewer Caldwell has served you fairly.

Once again, I made calls to the Brewer Caldwell property management office hoping to speak with someone concerning the charges on my rental property account (emails were also sent to your accounting office). Since I NEVER received a call explaining those charges (over a 2 month period) I then only paid the amount of the inventment property rent. This does not only include the water charges as I was charged late fees for the entire Brewer Caldwell rental account not being paid. If someone would have called me and said, OK, you need to pay this and this, I would have paid the rental charges I owed. I was still charged late fees for not paying the $90 fee that was not mine (as directly stated on the my ledger), the trash fee that was not mine (of course as I did not live on the property the dates reflected on the HOA violations), late fees and attorney fees. This is what I am talking about. If someone would have called me and spoken to me about the fees on my account, the following month I would have paid my rent plus the water charge minus all the other charges that didn’t belong there. Which, by the way, were paid, as reflected on my Brewer Caldwell ledger.

We then again bring up the fact that Brewer Caldwell never gave us an El Mirage or Rancho El Mirage handbook that we were told by HOA should have been given to us since the move in was very fast. He never sat us down to talk to us about ANY ONE THING imparticular. He rushed into the wrong house (a two bedroom) then at 10pm (after driving 3 days cross country and him telling us he would be there as we called him from Flagstaff) told us to move into the El Mirage home. We then went to your rental and leasing office the following day, redid a new lease (in the lobby), I then gave Brewer Caldwell ANOTHER check for the balance he said we owed and we were on our way in less than 20 minutes. This is not the way one conducts business. It was all about a commission and we now know this. The rental and leasing process was very unorganized as we were there (your secretary is a witness to how long we sat in your lobby waiting for Chris to come back from lunch) for almost 4 hours waiting on Chris. The only valid charge was the water fee and that was paid as you can see on my ledger. I have the same ledger you have. Please look at the additional payment I made for only the water charge as I felt the other fees were incorrect. I have been ignored by Brewer Caldwell from the beginning and this is why I have gone to the extreme with this.

Rustin, Brewer Caldwell is by no means giving me anything, I am owed this money and hopefully will receive it in the end for all of the miscommunication by your team of people there at Brewer Caldwell. I would hate to pursue this any farther as I am hoping the credit is placed on my rental account in full. If not, I will then have no choice but to file further complaints with other city and state agencies. I do not enjoy doing this as it takes up my valuable time as I am working two jobs, attending college and have a husband and three children. I do intend on ending my lease once my term is up and will hopefully be purchasing a home as we have already been approved for a pretty hefty loan. Thanks again for all the help that you have given to me but I feel one more step must be made before I am completely satisfied with Brewer Caldwell.

Rustin, I know that we have had our miscomunications but I wanted to thank you and Brewer Caldwell for your prompt responses and diligence in resolving this matter. Thank you so much for your time and attention. All the HOA fees have been taken care of and my account has been set right. I will gladly reffer anyone who has a rental property to Brewer Caldwell as you are a great company to work with.
Things happen and that’s just life. It’s people and companies like Brewer Caldwell that make life just a little easier. Thanks again Rustin for all your help.
