A Home Is Better
I would like to thank Brewer Caldwell Property Management for performing outstanding as my property management company for the past 4 plus years.It is with regret that I must sell my investment property and leave Brewer Caldwell Property Management. If I return to property investment in the future I will definitely use Brewer Caldwell Property Management as my management company. I have used the same realtor for many years and when I made the decision to sell the property I automatically used the same one. I was thinking of Brewer Caldwell Property Management as only a property manager and not a broker. Feel free to forward this email as needed. I would recommend Brewer Caldwell Property Management to anyone.

Kowalsky - 10:40am - 2nd time contacting- AC went out September 4, 2006 repairman was contacted came by to repair it said it was repaired but stated if there were any more problems contact Brewer. Jason from Brewer Caldwell came by today and fixed the toilet in the master bathroom. There was apparently a toothbrush jammed in there that was causing the problem. I thought for sure it would be a diaper - the old tenants left a bunch of dirty ones in that bedroom.
Anyway, that clears the main maintenance problems. We still would like window screens at some point before the fall weather sets in so we can open the windows for ventilation.

I have stumbled upon a pretty crazy situation at Brewer Caldwell, and I wanted to make you both aware of it early on because I could see it potentially building into a major issue. The tenants residing in 9126 E. Albany called in originally to have a work order submitted for a leak in their backyard, because there was standing water. We sent a contractor who found that the water is actually originating from a leak at a neighboring property. We told the tenant about this, and got a call several days later. The tenant said the flood was getting worse, and they had contacted the neighbors who refused to order repairs. The tenant from Brewer Caldwell then contacted the City as well as the Police department trying to get a resolution, both of which stated they had no jurisdiction in handling an issue like this. I made another attempt to resolve this by contacting the HOA to see if there was anything we could do, but once again they said that their hands were tied as far as this situation goes. The tenant now says that the water could be damaging the property as it has reached the walls and is getting some of the material wet. I have sent out a contractor to see if there is anything we can do to provide drainage to the property and direct the floodwater away from the home. The problem is I do not know who to bill. This is something that I feel that neither the homeowner nor the tenant are responsible for, so how can we go about billing the neighbor for their negligence? Please have Brewer Caldwell advise.

I will drop off a customer appreciation letter to Brewer Caldwell no later than the end of the month. I do have one quick question for you. There is a large palm tree in the backyard of the property that I am renting that has not been maintained in probably a decade or more. I was wondering if all the dead palms can be cleared away and then I can maintain thereafter. Just let Brewer Caldwell know if that is a possibility. I am in writing in regards to the removal of the dead palm foliage.I also had a question regarding some plumbing issues. There is a fill valve in one of the toilets in the home that needs to be replaced. I have no problem replacing it myself though the water shut-off valve at the toilet is not working and when I try to shut off the valve the flow of water to the toilet does not decrease in any way. If Brewer Caldwell could just get back to me on both these issues as soon as you can I would appreciate it.

Jill- I will have Brewer Caldwell contact you ASAP to schedule repairs. I also want to apologize for the overgrown tree at your property, from what my landscaper explained it is quite overgrown. I have sent this on to the owner but cannot proceed with work until I receive payment, I will follow up on that request today. Thanks for the update Brewer Caldwell. I’m sorry this place is turning out to be so much work for you. I will fax over the approval tonight. My current account balance is $1265. If I am paid up for the roof repair please deduct the $900 for this next repair job voice mail me on what I owe the company. Can you let me know what caused the leak to begin with? I’m worried the tenant is damaging the house. If so I’ll need a walk through prior to renewing the lease at the end of the year?
Attached is an estimate from Brewer Caldwell for the floor damage that was caused from a leak a few months ago. The leak was fixed and there did not seem to be any damage done to the floor at the time. The tenant called in about a week ago stating that the flooring was looking as if it was swelling a little. I sent out the same company that fixed the leak and they were able to provide an estimate for treating the mold and removing the sub-floor, vinyl, and the toilet to get this fixed.
Attached is also the Brewer Caldwell maintenance approval form we will need to proceed with the work. Please let us know how you would like to proceed from here?

Brewer Caldwell wants to add some things to the lease agreement, like that the tenants will change air filters every 3 months (to protect ac unit) and maybe a couple of other things. Will this be a problem?I have attached one of the many documents that a tenant must sign when they sign the lease agreement. Please see the last paragraph as it pertains to changing AC filters. Brewer Caldwell’s leasing agents are very well versed in advising tenants that they need to change these filters once a month to keep the AC unit running at a peak level.

My tenants that i had in there for 11 months, only changed the filter 3 times. I even bought them. there are 6 filters in the garage now. thanks Brewer Caldwell for your help

Brewer Caldwell received a check in the mail. Is it possible to also receive a statement with the check so I know exactly what the amount is for? Or, is this something online I can check? You can check it online. Do you have your password and login information? The website is www.ahouseisbetter.com. Please click on the “client portal” button on the left side of the page. Switching the utilities over is actually the responsibility of the tenant. The tenants were advised by Brewer Caldwell at the time of lease signing to have the utilities switched within three days of their move in. If the utilities are still in your name, feel free to have them shut off. Let me know ahead of time and I will have the tenant notified. Brewer Caldwell can also charge the tenant back for the cost of any usage that they should have been paying for if you fax me a copy of the bill.

You can actually go online to make a credit card payment to Brewer Caldwell now. Go to our website, www.ahouseisbetter.com and click on client portal. Your user name will bee “rodgli” and your temporary password will be “1515”. You will then be prompted to change your password. Hi Jared, Owning my rental property with Brewer Caldwell in El Mirage has been somewhat of a stress endeavor, especially with the last tenant I had. However, I want to thank you for the quick follow-up on all my questions, and finding a tenant as quickly as Brewer Caldwell did. Phong or Leslie Le has just submitted a customer service request to Brewer Caldwell from their owner portal login. Here is their request they logged into our database for tracking purposes. Please strive to follow Brewer Caldwell’s baseline of customer service to resolve this request within 2 business days. You can respond to this request by logging into the ASLAN system to document and track a resolution (where necessary).
Brewer Caldwell has sent your appeal to the HOA; they have a meeting once a month. So I will keep you updated on what is going on with that. I thought I had cleared everything up, and you were on good standings? What has changed? After reading the letter you wrote. I came to the conclusion that almost all the problems you have been accruing are HOA directed. Not coming from us. Let me know what I can do to help Brewer Caldwell out.

I just wanted to let Brewer Caldwell know how much I have enjoyed working with you on the sales of my house. Every time I have called, you have answered your phone, and provided answers to all my questions. You promptly visited the property and gave me an update on the condition, and what needed to be done. You promptly listed the house on the MLS, and provided a link for me to see it. You did all the right things, and you did it with an urgency. Thank you for being there, and for all of your help so far. I have no regrets having Brewer Caldwell as my agent on this transaction.

Again, this is not directed toward you. I truly believe that if Brewer Caldwell would have done more from the beginning, none of the charges against me would have ever come to pass. In reading the Landlord Tenant Act, the Real Estate Law, etc, I have come to find out that Brewer Caldwell has not right to hold my check for any reason, especially when the charges on my account are in question. There is plenty of proof, with all the paper work I have kept, that there were several times I was charged in error. Why should I agree, as a tenant, to pay items on my account that are there in error. I am simply asking for the remainder of the monies I have paid to Brewer Caldwell that was not warranted but I did so in order not to be evicted. Again, your crew has come to my home for another HOA issue, that is being handled, and I am sure that another fee will be assessed to me erroneously. I am truly tired of it. I should have never had to pay the amounts that I paid to Brewer Caldwell in late fees, attorneys fees, etc.

If I would have received a call back from Brewer Caldwell in a timely manner (before the following months rent was even due), I would have known what to pay and what not to pay. Again, I have never been late on my rent. I am one of the better tenants you have and this is the manner in which I am being treated? I have come to find out that rent is rent and late fees are late fees. You are unable to hold my rent for the purpose of late fees. But that is entirley not the point. I was never late and the late fees were false, so we still have an issue. Wow, that is truly sad. I am sure if Brewer Caldwell had more tenants like me, the “rentors” name would not be so horrible. I am sure that a $491.00 credit to my account for all of the suffering that Brewer Caldwell has put me through is not asking a lot. I have put a time limit on this situation (15 days) as when the rent is due, you in turn want to be paid on time. No mercy was given to me. I am not sure if I ever told anyone there but I was a victim of attempted murder in the state of PA. I was relocated to AZ as the perp was soon to be released. So, for my protection, I chose AZ as it was the farthest state away without having to go to CA. I love it here but Brewer Caldwell has surely made it hard for me to make AZ my new home. I have much family moving here as they miss me and would also like to relocate. I have given them your names and telephone number but since I have had so many problems, and would not want for my family to suffer this way, I have told them to find another realty company. They are not renting, my father is selling his home and buying here in AZ. My sister is also buying. Two of my cousins may be renting until they are able to stabilize themselves financially. I would never referr Brewer Caldwell as I love my family too much to put them through unnecessary stress.

I realize Brewer Caldwell has had a lot of stress out of this situation. I am just unhappy that I helped you out to the best of my ability and thought you were on good standings with us. Then out of no where I receive an email that shows you weren’t happy. I just believe it would have been a lot simpler to bring up these issues to me rather then going to higher people. Every, problem you have presented to me I have helped you with so it’s strange to me why you didn’t just come to me. Also Brewer Caldwell is an amazing company; I’m excited for where it is going. We are not perfect here, but we are a great company. I think your family couldn’t find a better real estate company to rent through. I’m willing to help you out; I just need to know exactly what charges you think were placed on your account unfairly, and I can see what can be done about them. Oh, Rustin. Please do not take this personally. You at Brewer Caldwell have been great. I have explained to you, on several occassions, what the issues have been. When your landscaper came to my home Tuesday, September 12th., I was baffled once again. I understand you cannot control HOA charges but I also understand that you have the right to charge my account for these issues. Up until today, my rent check has still not been cashed. Why is this? So, this means that I will be incurring more late charges, more attorneys fees and possible eviction since I have not paid Brewer Caldwell for the HOA for weeds of $50.00. Your crew saw for themselves that there were no weeds on my property. If you look through my account, you will see that I have been charged late fees and attorneys fees for the month of July for which I should never have been charged. If there are fees that I am disputing, they should be properly investigated, therefore I should not have to pay Brewer Caldwell these fees until the investigation shows they are correct.

I refused to pay the amount Brewer Caldwell company was charging me as I KNEW for a FACT that the charges on my account were invalid. Danny never returned my calls to discuss this with me and as a matter of fact, he told me at one point that he would speak with Chris Epperson and did not. When I asked him if he indeed spoke with Chris, he said he never told me he would. This is the type of things I am speaking about. Brewer Caldwell also told me that it would be better for me to pay the fees now then be reimbursed later once the fees were found to be put on my account in error. When I called Danny to have those fees reversed, he then told me he did not have the authorization to credit my account and that Kristen would have to do it. When I spoke with Kristen, she then told me she did not have the authority and that Danny would have to do it.
I am owed, up until this date, due to false charges being placed on my account and late fees and attorneys fees, $491.00. This is all I expect from Brewer Caldwell. Again, why hasn’t my rent check for the month of Sept. been cashed and am I now going to be charged late fees for this as well? I am not being difficult as you would expect fair treatment if you were in my shoes. I have carefully calculated all credits already given to me by Brewer Caldwell and $491.00 is the balance owed to me.

I wanted to know if you could get a message across to Kristen in Brewer Caldwell’s A/R, I have left her 2 messages with no return call. In June of this year I received a bill from Brewer Caldwell That indicated I owed $209.00 for landscape and billing statements, I argued this as my husband takes care of the front and back yard and Brewer Caldwell sent some men over to my house without me knowing for weed removal and all they did was push the rocks back in off of the cement and trimmed some flowers off a little bush in the front yard. In no way shape or form is this $200 worth of work, I spoke to Lindsey in A/R who spoke to Paul Ramsey re; this, her reply was that Paul told her the landscapers were supposed to take pictures before and after and if Paul could get those pictures they would let me know, otherwise there is no proof and not to worry about it and they would get back to me, I can go around and take pictures of the neighborhood and show you some grass that is yeah high and also some scarecrows in a front yard, to make a long story short they held my July rent check at Brewer Caldwell until I did all the leg work and got this story out of Paul Ramsey. I finally spoke to Kristen and she said she noted my file and would put my July check through and get back to me regarding the weed removal bill, to date I have not heard anything but received another bill for $209. Now my August rent check has not been cashed either and I mailed that on 7/30/06. Other than your assistance Danny I feel ignored and neglected, I find it very unprofessional that these employees of Brewer Caldwell are not able to get back to me regarding a monetary issue. I would appreciate any assistance you can give me and am grateful that you find the time to serve the tennants in a timely manner. With September coming upon us It worries me that the August Brewer Caldwell rent check has not been cashed yet. Thank you so much and have a Great Day.

Hey, it is Alison. I was wondering if you could send an exterminator to this Brewer Caldwell investment property? The ants have subsided a lot but we still have spiders and tons of crickets. I don’t know much about that stuff but I don’t think it is a good sign to actually have crickets in the walls. We can hear them chirping in the walls and we you tap the wall they stop. Its weird and I don’t want it to become a huge problem.
Also we need someone to come out to fix the dishwasher. When you try to use the plate dryer (when it gets really hot to dry everything) it starts to smell like smoke. Anyhow if you could get back to me soon that would be great. Thanks.

Tara, No need for apologies, I just spoke to Jason….he is not in the property management office here at Brewer Caldwell today. He is out in the field all day on a laptop so he only receives the work orders when he is in an area for wireless internet. Why Not Wait Until the Economy Turns Around?
“If you wait till the economy turns around, the interest rates may not be as favorable, nor in all probability will there be as much inventory,” says Schwartz.
She feels it’s hard to predict when the market will bottom out, just as you can’t predict when a stock has “bottomed out” until it has started to rise again.
Homes are starting to sell because prices have been lowered, but Kaiser doesn’t anticipate home prices dropping much more. Interest rates are also dropping, and that is changing consumers’ outlook.
When Will the Housing Market Turn Around?
The National Association of Realtors is projecting that home sales will trend up this year.
“The timing of the recovery is a bit ambiguous because there are buyers looking for a bargain, while others are looking for more signs of stability. Still others are looking for interest rates to keep lowering, with prices still bottoming out in their area,” says Molony.
However, he suggests the window of opportunity for buying is within the next six months.
But there is serious disagreement on that point.
“Overall my consensus is to wait another year to see how the housing market settles and see how capital gains plays out,” says DeRose. She bases her thoughts on the fact that Census Bureau Data indicates this is the highest housing inventory in history with 17.9 million housing units available. In addition, foreclosures are at an all time high.
“I am recommending to my clients that they do not purchase another home or one on contingency unless their home sells first. Otherwise, they could end up carrying two mortgages.”
“Over all, the real estate market won’t be strong till the spring of 2009,” says Bob Mecca, CFP, MBA, RIA, of Robert A. Mecca & Associates LLC. He recommends that people look now, establish a list of priorities and amenities and do their homework. Then, negotiate.
“Of course, Realtors will say to buy now, but the investment has to make sense and have appreciation potential,” he adds.
Mecca believes people should wait and see if the economic stimulus package takes hold as well as keeping an eye on the Federal Reserve rate. “If the Fed starts hinting that interest rates are done with, then is the time to start investing and flipping homes.”
“Many people believe that the earliest turn around will be in the second half of 2008,” Schwartz says, “while others believe it will not be till the first half of 2009. Other people think people will have a wait and see attitude until after the presidential election, which would prolong the market turnaround.”
